Terms Deal Academy ("we", "us") provides education and software tools for people who want to buy real estate on terms. This page explains what we do and do not promise. Please read it before you buy anything from us.

We do not promise income

We do not guarantee that you will earn any money, close any deal, find any seller, or recover what you spend on training, tools or services. Many people who take real estate training never complete a deal. Your results depend on things we do not control: your market, your state's laws, your time, your budget, your skills, the sellers you meet, interest rates, and chance.

Examples are examples

Our training uses worked examples with made-up numbers to show how the math works. Each is labeled "example" or "example only". They are not typical results, averages or predictions. Some examples show a loss. We use round numbers so you can follow along and check the arithmetic. Do not plan your finances around any figure in our training, videos, tools or marketing.

Real estate involves risk

You can lose money in real estate. Terms deals carry specific risks, including:

• A lender may demand payment of the full loan when a property is transferred (the due-on-sale clause).
• A buyer or tenant may stop paying or leave, while you still owe payments.
• A property may need repairs, sit vacant, or lose value.
• State and federal laws on lease options, land contracts, seller financing, licensing and disclosures can change and differ by location. Breaking them can bring penalties.
• A deal may take longer than you expect or never close.

Only use money you can afford to lose, and keep a reserve.

We do not give legal, tax or financial advice

We are not a law firm, a brokerage, a lender, an accounting firm or a financial adviser. Nothing we publish, say in videos, show in tools, or answer in chat is legal, tax, investment or lending advice. Our contract library holds starting-point documents that may not suit your state or situation. Have a licensed attorney in the property's state review any agreement. Talk to a CPA about taxes. Using our material does not create an attorney-client or advisor relationship between you and us.

Laws and licenses are your responsibility

You are responsible for learning and following the laws that apply to you, including real estate licensing, lending and originator rules, foreclosure-related laws, fair housing, telephone and text marketing rules, and disclosure requirements. Our State Laws tab and training are general starting points and may be out of date or incomplete.

Our tools and services

Tools such as the Deal Engine, calculators and scripts are aids. They can be wrong. You decide whether to use them. Add-on services (VA Close and Property Management) do not guarantee a closing, a tenant or any financial result.

Refund policy

Our refund policy is in section 6 of our Terms and Conditions. It is a policy on the program fee under stated conditions. It is not a promise that you will earn money.
